Global Search

Baseline now has a real global search. Press command + K anywhere in the lender portal to open the search box and look across loans, contacts, quotes, and products all at once—results appear as you type.

Search results are governed by a user's Role Permissions, ensuring that Team Members can only see platform elements that they have access to.

  • See live results for loans, contacts (like borrowers, guarantors, vendors, investors, and brokers), quotes, and products as you type, with buttons to filter by type and a count of how many results are in each.

  • Quick links to jump straight to a section — like Pipeline, Contacts, or Products — either suggested automatically or matched to what you type.

  • What shows up in search matches your permissions, including whether you can access Borrowers, Brokers, Investors, Vendors, Quotes, Pipeline, Servicing, or Products, and whether your access is company-wide or limited to your own records.

  • Archived, sold, and deleted loans only show up in search if you're already allowed to see them elsewhere in Baseline.


Applications

  • Changes to a custom dropdown field now show up right away to a live published application.

  • Public application document upload attempts now have extra protection against abuse from bots and users.


Factory Settings & Preset Process Templates

New lender accounts no longer start from a blank slate. Every new client now comes pre-loaded with ready-to-use starting content in five settings areas, so there's always a sensible starting point instead of an empty page.


A "Start with a template" banner (which you can hide if you don't need it) appears on each of those settings pages with a few template options to choose from — picking one opens the normal setup screen already filled in, so nothing is saved until you decide to.

Products: 4 ready-made loan products, with common fields, charges, and documents already configured and enabled.


Tasks: four ready-made task templates for common loan processes.


Emails: four ready-to-use templates: Title Request, Welcome Email, Insurance Request, and Appraisal Order—each with full subject/body copy and merge tags.


Automations: ready-made automations, like requesting standard documents when an application is submitted, assigning a product based on loan type, sharing documents at key milestones, and creating tasks as a loan moves through stages.


Roles & Permissions: four default roles: Accountant, Admin, Loan Processor, and Loan Officer—with sensible starting access levels for each.


Products

  • Renaming a field (that’s inside a calculated field) now updates the name inside the calculated field as well.

  • New accounts now start with a scoped down set of fields.


Payments & Accounting

  • Auto-created charges now always follow the loan's origination date—even if that date changes later, or the charge comes in through an import without one of its own.

  • Payoff statements now always show each charge's current status.

  • The FCI integration now logs a change-log entry every time a loan connects to or disconnects from FCI, and FCI payments now appear in your import list.

  • Investor class percentages now save precisely as entered.

  • Payment fields go back to using their formula (instead of staying blank) if you clear a value you typed in by hand.

  • When you clear a manually-entered first payment date, the change log now clearly shows that the built-in formula took back over, instead of leaving the entry blank.

  • The Override option next to a manually-entered payment field only shows up for users who have permission to edit it.


Loans & Collateral

  • Changes to loan records now save noticeably faster.

  • Deleting the primary collateral property now automatically makes the next remaining property the new primary one.

  • Collateral totals across multiple properties reflect the full combined number.

  • Completely removing a budget item also reverts the approved status for that budget.

  • Unit-detail formulas now calculate independently for each unit, numeric fields only accept numbers—anything else is rejected instead of showing "NaN", and a newly added unit's calculated fields stay blank until you've filled in what they need.


Reports

  • Custom reports filter by date range and loan status exactly as configured (on the date).

  • The Last Payment column shows a loan's most recent Regular Payment, not other transaction types such as funding releases.

  • Large custom reports load at full size, no matter how much data they contain.

  • Numeric and text columns in custom reports offer checkbox filters, so you can quickly select from existing values.

  • The fields available when building a report are all ones that actually apply to your data.

  • Adding a metric column, such as Income Balance or Cash Balance, to an investor report doesn't affect the other columns you've already added; they remain populated as they were before.

  • The loan tape and exports now include borrower and guarantor Tax ID / SSN values (if this has been turned on in your account).

  • Last Draw Date is now available as a column in loan reports.


Documents

  • The document viewer's header loads smoothly right after a multi-page upload finishes, and you can click the zoom buttons as many times as you like without highlighting the page's text.

  • On a document still attached to an in-progress application, Request Document stays unavailable until the application is submitted and the document is linked to a loan.

  • Document slots and templates will now show a loan's broker documents and information, even if a broker has since been removed from the system.

  • Loan team role assignments can now be used as merge tags in documents.

E-sign & audit trail

  • E-signed document audit logs now show the email address for every signer, not just the first one.


Automations

  • If an automation email doesn't go through, the system surfaces a notification indicating why it failed.

  • When writing an automation email, bolding and bullet formatting applies exactly to the lines you select, not the whole message.

  • Citizenship is available as its own condition when building borrower-related automations, so you can trigger actions based on an applicant's citizenship.


API & Platform

Admins can now create and manage their own public API tokens right from Settings → General Settings → API, without needing to contact support.

  • Create a named token that you can cancel at any time, with an optional expiration date. You'll see the full token only once, right when you create it; after that, we only show a partially hidden version so it can't be copied later.

  • See who created each token and when it was last used.

  • Cancel (revoke) a token immediately whenever you no longer need it.

  • Any API keys customers were already using are backfilled into the new token model, so no integration needs to change anything during the switch.

Also in this release:

  • Borrower zip code is now included in the public API.

  • Account Owner roles are now included in the public API.


Contacts

Contacts that have been deleted but are still attached to a loan—like a broker who's been removed from the system—now clearly show that they're no longer active in the Loan Contacts tab.

  • On pinned contact cards, a deleted contact turns gray, with the name and details shown crossed out, plus a single "Deleted" label at the bottom of the card.

  • In the contacts table, a deleted contact's row also turns gray, with the name, email, and phone crossed out, and a "Deleted" label in the Status column.

  • You can no longer use Re-send Invite or View Profile for a deleted contact. Remove from Loan is the only option still available.

  • Deleted contacts keep their full history on the loan until you actually remove them from it.

Also in this release:

  • Vendor pages have been simplified; the relationship Role field (Manager/Viewer) was removed.

  • When associating one contact with another, we now enforce that they need to be different types. For example, a company can link to an individual, but not to another company.

  • Ownership percentage doesn't apply to vendor accounts anymore.

  • The broker selector and the email Link to Contact dropdown now show your complete list of contacts.


Triage

  • A new visibility toggle for the Triage module has been added to Roles & Permissions, allowing lenders to more granularly control access on a Role level.


Dashboard

  • Checking off a task in My Tasks now keeps the task visible on your Dashboard instead of removing it from the list right away.
