Automations — Email Actions & Smarter Logic
Send emails automatically, without lifting a finger.
You can now configure automations that send emails directly from Baseline. Set up recipients individually and in groups, insert merge fields to personalize content, and let Baseline handle delivery — all without leaving the platform. This closes the loop on workflows many teams have been stitching together manually.
To go alongside this, each automation now surfaces its own card-level run stats. You'll know exactly what fired, when it fired, and whether it succeeded.
Emails can now be set up as an action in automations, with full To, Cc, and Bcc recipient configuration, merge field selection, and the ability to add images.
Recipients can be loan contacts, role groups, individual team members, vendors, or free-text email addresses.
Duplicating an automation creates a paused copy with the same trigger, conditions, and actions — ready to customize without starting over.
Loan Role Assignment
This release completes a significant piece of infrastructure that touches nearly every part of how loans are managed. You can now define roles at the team level, assign them at the loan level, and drive them through automations — all in one consistent system. This means the right people are always connected to the right loans, and your automations can act on that context automatically.
Think of it this way: instead of manually tracking who's responsible for what on each deal, you can now build that structure directly into Baseline and let it work for you.
Team presets can be created and saved from Team settings, then applied to a loan in one click to populate all roles at once.
Lenders can now designate any role as a "Team Role" from Roles & Permissions — making it available for loan-level assignment without affecting access control.
Individual role assignments can be made or adjusted directly on any loan, with a smart dropdown that surfaces the most relevant team members first.
Role assignments can now flow through automations, and you can assign team members to roles based on triggers and conditions you set up.
Dashboard, Metrics & Reports
A completely new level of visibility into your business.
This release brings a redesigned and significantly elevated dashboard alongside a new major feature to add custom metrics that populate in reports and the dashboard. The dashboard is cleaner, faster, and gives operators a much richer view of what's happening across their customer base. Metrics now support fully custom calculations, period-based aggregations, and trust data references for customer-health reporting. Custom reports round things out — dates export cleanly, column widths stick, and period-based rollups are more precise.
Dashboard
A new and improved dashboard showing updates on your loans, visibility into tasks, and a customizable view of the important metrics and data into your business.
Redesigned with a cleaner 1400px layout, centered and polished for readability.
Up-to 7 customizable charts in the dashboard, supported by both default metrics and custom metrics.
Metrics
Custom metrics can now be created, edited, and combined with built-in metrics and loan fields in any report and the dashboard.
New section in settings, and broken down at an overall account level, investor level, and loan level.
Metrics support point-in-time values (e.g. Principal Balance at Start/End of Period) and period-based aggregations (e.g. Interest Collected in Period).
Deleting a metric that's referenced elsewhere is blocked, protecting your dashboards from silent breakage.
Reports
Metrics are also available to use inside custom reports, with the option of filtering the data based on a time range
Payments, Transactions, Ledgers and Allocations
This release includes important improvements to payment calculations — particularly around per-diem interest and principal paydown timing. Getting the math right matters, and these have been on our list for a while.
A new Loan transaction tab with a ledger that shows all transactions related to the loan.
Enhanced per-diem interest rounding — with the rounding setting on, daily interest rounds to the exact half-cent, and stays accurate even when 30-day normalization is applied.
Regular payments now fully support mid-month principal paydowns
Adding, editing, or deleting charges have their own Change log entry.
You can now set distinct recipient rates for each phase of the loan on adjustable-rate loans, with every phase saved and displayed independently.
Lenders can now set and edit charge formulas freely on back-dated and closed loans, including the dates and payable-to fields
Quote statistics reflect all collateral values for figures that match the loan, and payment dates stay aligned with the loan's paid-to date.
Enhanced outputs from the quote to loan process
Smoother budget and scope-of-work workflows across both the borrower and lender portals.
Integrations
We've added new integration partners, improved reliability and error visibility across several key integrations, with a focus on flood, credit, and document workflows.
Xactus: Flood reporting is now supported in the integration flow. Failures now surface clear, user-visible error messages rather than failing silently.
Lightning Docs: We now have a dedicated setting in workspace toggles so lenders can connect to their Lightning Docs accounts themselves.
Documents
This release improves how you view, request, and sign documents in Baseline — from rotating pages in the viewer to a smoother signing experience for fund documents.
Document Viewer
We have introduced a document rotation functionality, allowing lenders to rotate both the document or individual pages with the document.
Investor agreements are now scoped to the right surfaces, keeping document requests clean and appropriate to each document type.
Signature requests sent from a Fund take admins straight into the signing experience for that document.
Merge Fields
Document templates now support a property’s unit details.
Triage Mode
We are introducing Loan Triage, a pre-pipeline routing layer that allows lenders to review, filter, and assign incoming loan applications before they enter the active pipeline — reducing noise and giving teams more control over how new deals are handled.
Loans
This release sharpens the loan experience — from error prevention for circular formulas, clearer visibility into calculated fields to a cleaner application layout that keeps borrowers and guarantors distinct.
Smart circular-reference detection — formulas that create circular dependencies are flagged instantly, with a clear indicator on product templates, loan templates, and on loans. The error will also show the dependency chain to guide the fix.
Formula driven loan fields show an indicator on loans and show the formula on hover.
Borrowers and guarantors are now shown in separate sections on a loan’s application tab in the lender portal, with matching PDF output.
Enhancements with how fields behave after a loan is customized and when a field is edited in a loan itself.
Lastly, breadcrumbs and our layout in Mobile just got a smoother navigation experience when moving between different screen
Collateral
From enriching property data directly in Baseline, and being able to capture more accurate rent totals across multi-unit properties, we have expanded what you can capture and calculate on your collateral.
Property data can now be enriched in Baseline, allowing lenders to fill in missing data as needed and verify data received
Improved calculation method for market rent and actual rent when a property has multiple units, showing the summed up total of the rent.
Builders risk is now available as an option for insurance.
Borrower Data Enrichment: We are now integrated with Business Screen, allowing lenders to conduct background checks on borrowers and generate a background check report and entity borrower team-member ownership is now tracked in a table with editable ownership percentages.
API: A collateral's unit details are now available through the public API and in the loan UI.
Security and Login: We've tightened a number of error handling experiences during login and account recovery.
Task Templates: Tasks can now be manually sorted within task templates, giving lenders more control over how their important deliverables and work is managed.
Pipeline: The pipeline now loads immensely faster, with pagination added for when the overall loan count is too large in any of the pipeline stages.
Exports: Loan exports now support additional fields including Borrower ID, Late payment count, principal returned, charges collected, and interest collected.
