Adding Documents into Loans from Contacts
Assembling a loan file no longer means downloading a document from a contact and re-uploading it.
The + menu on Borrower, Guarantor, and Broker document sections now offers Add from Contact — a modal listing that contact's existing documents (grouped into Available and Already in Loan) that you can multi-select and pull straight into the loan as shared references, keeping whatever status they already had.
Along with that, we have some improvements and upgrades including:
Loan documents only include a document pulled in from an application question when the borrower actually attached a file, so what shows up always matches what the application actually asked for.
If a Word template's loop logic can't be processed, document generation gives you a specific, actionable message telling you what to fix.
Documents built from a charges loop now pick up charges due at origination, so newly generated letters of intent reflect the loan's full charge list right away.
Generated documents and previews now render in the font specified by the uploaded Word template.
Document templates can reference Guarantor Custom Fields inside a guarantor loop, with each guarantor's own value resolved independently.
Long document template names now truncate cleanly on smaller screens, with the full name available on hover.
E-signed documents only appear in the borrower portal's document list to borrowers, guarantors, and viewers who were actual signers on that document.
Payments & Servicing
Automatic Late Fees
Late fees no longer wait for someone to notice them.
Baseline now creates a late fee charge automatically as soon as a scheduled payment's grace period expires — using the greater of the calculated late fee or the configured minimum, accruing the daily amount, and removing itself automatically if the payment is posted before the grace period ends. A new Late Fee Due Date setting controls when that charge comes due: on the charge date, on the borrower's next scheduled payment, or at payoff.
Maturity Date Calculation
Loans can now calculate their maturity date based on the due day instead of only the origination day — matching the loan's final scheduled payment date, which is useful whenever a payment due day differs from the origination day. This is a new option on the existing Maturity Date Calculation setting at the product or loan level; the origination-day calculation remains the default and is unchanged.
Along with that, we have some improvements and upgrades including:
Payments, distributions, and other loan calculations now retain full decimal precision through rounding, so amounts land on the expected cent even in edge cases like 31-day months.
If a loan is missing its Amortization Term, the payment amount is intentionally left blank
Maturity date calculations use the loan's term in months, matching how the term is entered.
A manually entered To Trust value during a loan modification now overrides the field's formula, for both the original loan terms and later modifications.
Term and Amortization Term now display in the unit that matches the loan's Payment Frequency — months, years, weeks, or bi-weekly periods — and the underlying value stays exactly as entered when frequency changes.
Defaults on the Loan Timeline can be deleted even when they start on the same day as the loan's Paid Through Date.
Payment Due notifications send on the schedule you configure.
Automations
Dragging and Dropping Actions in an Automation
Actions inside an automation can now be dragged into the order you want. A new drag handle in the "Do the following" section lets you reorder actions before saving, and the section is now labeled "Do the following in order" to make execution order explicit.
Also in this release:
Automation runs now clearly report when a Share Documents action can't find the named document on the loan.
Renaming a custom field now updates any automation email that references it via merge tag, keeping its value in sync everywhere it's used.
Automation emails sent only to your team keep replies internal.
Automation conditions only list application questions that are currently active.
Applications & Origination
A Property Address field only pre-fills with the collateral address when it's actually mapped to it, no matter where it appears on the application.
Fields like Use of Funds and Loan Type are populated as soon as a loan is created, so formulas and charges that reference them calculate faster.
Menus with no available options stay hidden until there's something to show.
Borrower Portal
Loans hidden from the borrower portal now come with a clearer signal for the lender and a quieter experience for the borrower.
Every tab on a hidden loan now shows a banner explaining that the loan is hidden and that the borrower won't receive requests or notifications until it's re-enabled.
Borrower-facing notifications — document requests, signature requests, application requests, and budget follow-ups — pause automatically while a loan is hidden from the borrower portal, and resume once it's re-enabled.
Document requests are disabled on loans hidden from the borrower portal.
Also in the borrower experience:
The Scope of Work bulk-edit sheet now loads immediately after a budget upload with all of its columns.
Uploading a budget for AI review doesn't notify your team until the borrower has actually reviewed and submitted it.
Platform, Security, & Additional Enhancements
Global search can now find a loan by its Loan ID or FCI ID, matching search behavior already available in the pipeline and servicing lists.
Clicking a borrower's or broker's name in the loan header now opens their profile.
Documents requested to a broker now show the brokerage name in the loan’s document list in the broker portal.
If a maturity date is more than 100 years out, schedule generation flags it with a clear message telling you what to fix.
Turning the Borrowers permission Off for a role now also hides borrower names from the loan listing.
The Investments tab on an investor profile now sorts by status — Active, then Pending, then Liquidated — by default.
Formulas now accept function names in any case, so sum, Sum, and SUM all behave the same way.
Document generation now runs uploaded template logic in an isolated environment for added security.
