Baseline's merge fields feature is a powerful tool to quickly populate and generate documents using the information you already have stored in the system, saving time and effort and streamlining your operations.

Loan Fields

The following section provides an overview of the merge fields available for the Loan section. These merge fields are divided into subsections corresponding to different aspects of the loan, such as General, Collateral, Charges, Escrow, and Other Fields. Each subsection contains a list of specific fields and corresponding examples, allowing lenders to easily populate loan-related information in their documents.

The charges in the document can be utilized in multiple ways:

  1. Table of Charges: You can create a table that lists all the charges in the loan, including their respective charge dates, items, and amounts. This table should only contain charges that have an unpaid balance.

  2. Total Unpaid Balance: A field is available that contains the sum of the unpaid balances of all the charges in the loan. You can use this field to display the total unpaid balance of the charges.

By incorporating these two methods, you can effectively showcase the charges in the document and provide an overview of the outstanding balance related to these charges.

Custom & Specific Charges

You can reference custom charges that you have created within your products.

  • Create a charge within your Product on the Charges page, and give it a value (either fixed or calculated).

    • For instance, you might name a charge Attorney Document Review Fee

  • Within your document, use the following format

    • Begin the merge tag with «

    • Use capital letters for the first letter of each word in the custom charge

    • Use underscores (_) to replace the spaces in the charge name

    • End the merge tag with »

  • The tag for the Attorney Document Review Fee charge would be «Attorney_Document_Review_Fee»

Custom Fields

Under your Custom Settings, you can create custom fields for Borrowers/Guarantors, Investors, and Vendors. These fields can be referenced in document templates with merge tags.

To reference these custom fields, follow these steps:

  1. Go to Custom Data.

  2. Click Borrower, Investor, or Vendor.

  3. Name your custom field.

    1. Example 1: under Guarantor, I've created a field titled "Drivers License" for individual guarantors.

    2. Example 2: under Borrower, I've created a field titled "Company Owner 1" for borrower entities.

  4. In your document, use the following format to reference the custom field you created.

    1. «Borrower/Guarantor/Investor/Vendor_Name_of_Merge_Field»

    2. Example 1: «Guarantor_Drivers_License»

The "Lender of Record" subsection within the "Loan" section contains merge fields related to the lender's information.

⚠️ The lender of record is the entity that appears as the official lender in documents such as the mortgage. Lenders can use the merge fields to populate this information accurately.

Custom Fields

All the custom fields created by an admin through the Loan Products are accessible through merge fields.

To access these fields, use the following syntaxis:

  1. Use the custom name of the field and replace all the space with “_”

    Example:

    1. I'm creating a new field called My Field

    2. Select the type of Field - The merge field will keep this format

    3. Replace the spaces with _ (Underscore)

    4. Add « » at the beginning and end

      Resulting Merge Field

Signature Fields

Baseline supports the use of Merge Fields to dynamically insert signature fields into your document templates. This allows for customizable, fillable documents that can be signed electronically by borrowers, lenders, or other stakeholders during the loan process.

To insert a signature field, you’ll use a special syntax in the form of a merge field:

Parameter

Description

{Field Type}

Type of field you want to insert. Supported values: "signature", "text", "date", "radio", "checkbox".

{Field Name}

The internal name or label of the field. This will be used to identify the field in the system.

{Width}

Width of the field in pixels (e.g., 300). Not required for "signature" or "radio" fields, but recommended for "text", "date", and "checkbox".

{Height}

Height of the field in pixels (e.g., 40). Like width, it’s used for sizing text, date, and checkbox fields.


This tells the system to render an interactive field where the recipient can type, draw, select, or check an item.

Preset Templates

Baseline offers pre-set MS Word document templates that can be customized to fit your specific language and format requirements. These templates also allow you to add any additional fields you may need.

To access these templates, navigate to the Business Profile>Templates and download them from the Document Template section.

You can reset Preset Templates by clicking the reset icon.
