Creating Custom Document Templates

This guide outlines how to create custom templates and generate documents in Baseline.

⚠️ Users need to have Admin access to modify templates.

To edit and add templates follow this steps:

  1. Navigate to the Business Profile

  2. Click on the Templates Tab

  3. Download a preset document or create a new template.

Preset Templates

Baseline has document templates that must be customized to fit your specific language and format requirements of your business and regulation.

These templates allow you to add any additional fields you may need.

  1. Budget Worksheet

    It is used under a loan in Origination. Lenders and borrowers may download and upload the template in the Scope of Work tab as an alternative to adding each individual work item submitting the work to be completed on a property.

  2. Commitment Letter

    Used while in origination in the doc section, to populate the terms as a commitment to the borrower.

  3. Investor Agreement

    This template is used in the Funding tab of a loan when the loan is servicing or origination.
    ​Use this template to create an investor agreement, payment-dependent promissory note, or any other type of servicing agreement between the Lending Company and Investors.

    It can be automatically created, and it is shared with the investor.
    This is the only document with access to the investment/funding information.

  4. Loan Documents

    Used while in origination in the doc section, to populate the loan package.

  5. Pre-Approval Letter

    Used while in origination to draft a pre-approval letter or funding letter.

  6. Payoff

    This option is available only when the loan is in servicing. It includes calculating the total amount due at payoff. It is recommended that the letter's structure be kept.

    The formatting and language, must be modify to meet your legal requirements.

Creating new and modifying templates

The list Templates in the Business Profile > Templates section

New Template

  • Navigate to name of your company on the top left corner

  • Click on the Templates Tab

  • Click "+ Add Template"

  • Type a name for the template

  • Save

Editing a Template

Preset Templates

To Modify a preset template, you may download the template in the system or start fresh

  • To download the template in the system click the download arrow and edit the template in your computer

  • To Start fresh use a document you will be converting into a template and replace the information with the Merge fields.

Other Templates

  • Open the document you will be converting into a template in a word processor(Ms. Word, Google Docs or any other).

  • Replace the information with the Merge fields. (List of Merge Fields)

  • Save your document

  • Upload it into the desired template

  • Test to make sure it is working.
